What is the difference between a Listing Agent and an
Exclusive Listing Agent?
The reality is that all Listing Agents and Exclusive listing Agents have access to the same data. Increasing the number of agents involved in your search will not increase the number of properties available on the market.
A Listing Agent enjoys a relaxed atmosphere with prospective clients. A Listing Agent takes your request and when time permits will provide you with solutions to your real estate needs. Your request has no urgency attached to it and it has no priority because the agent has not been hired to do the job. The understanding is mutual and there is no commitment on either side. The Listing Agent will keep an eye out for the prospective client and keeps the communication open between the parties. Leases and offers are provided through a general clerical staff.
An Exclusive Listing Agent
has your best interest as a top priority. This Agent takes your request and weighs his/her current work-load to decided if adding another client is possible. Exclusive Listing Agents keep their active client list small giving proper time to allocate to each client and specific real estate needs. They maintain a research staff that assists in the web based property searches. Research staffing prepares reports, leases, offers and property listings for the Agent. Property profiles and on site visitations are organized and presented, to the client, by the Exclusive Listing Agent.
An Exclusive Listing Agent takes on the responsibility of finding your needs and providing the best possible solutions to meet your real estate goals.
The Listing Agent and the Exclusive Listing Agent are both effective. The industry offers both and its up to you to select the level of service and commitment that meets your needs
